Mechanical parking

Permitted with conditions in Hyderabad

What the regulation says

Building Rules 2012 express the requirement as a percentage of total built-up area (Rule 13, Table-V). Rule 13(b)(vi): where mechanical systems and car lifts enabling two-tier parking are proposed, the required parking is computed accordingly. Access to parking may be through mechanical lifts instead of ramps (Rule 13(c)).

Conditions to design around

• The requirement is an AREA: GHMC column — residential 30%, commercial/business/hotels 40%, malls (> 4,000 sqm) and IT/ITES complexes 60%, multiplexes 60% of total built-up area. • Mechanical systems must demonstrate equivalent capacity; the area-per-car equivalence is agreed with GHMC at scrutiny — get it in writing. • Fire NOC for buildings above 15 m; parking floors inside the fire-tender path are not permitted. • Visitor parking is included within the percentage (HMDA guidance cites 22% incl. visitors for certain layouts).

Driveways, ramps and headroom

G.O.Ms.No.168 does not state a car bay size; a 4.5 m minimum driveway applies.

Headroom and structural requirements

Follow NBC 2016 for clear heights; mechanical systems sized per the sanctioned plan.

Provisions

Loadings, relaxations and clearances

Visitor parking

Visitor parking is within the Table-V figure: at least 10% of the parking area, which may be in side or rear setbacks wider than 6 m (Rule 13(c)(xii)).

Two-wheelers and other vehicles

Not separately counted — the percentage covers all vehicles.

Relaxations and special cases

Apartment sites up to 750 sqm: requirement deemed met if the entire stilt floor is left for parking (Rule 13(c)(iv)). Cellars and multi-level parking only on plots of 750 sqm and above (Rule 13(b)). Lower percentages apply outside GHMC (Table-V has seven authority columns).

Fire clearances

Telangana Fire Services NOC above 15 m; TS Fire Service Act provisions apply to parking structures.
